Private Pool, Pickleball and Game Room, Sleeps 20

"Really great home with lots of space for our whole extended family and a bunch of kiddos." That's how a guest described our Austin home, with seven bedrooms and six full bathrooms for up to 20 guests. Swim in the private pool, play pickleball or cook dinner in the outdoor kitchen. Inside, there's billiards, air hockey and a rec room with an indoor slide. Two living rooms give everyone space to spread out, with a dedicated office for anyone bringing work along. Dogs are welcome for a fee.

With a private pool, pickleball court and games indoors, there’s plenty to keep a full house entertained. Spend the afternoon outside, cook dinner under the pergola, then head in for billiards or a movie.

The two-story home sits on a quiet residential street northwest of downtown Austin. Downstairs, the kitchen and separate dining room are close to the main living room, which opens onto the pool deck. Two bedrooms are on this floor. Upstairs are five more bedrooms, a second living room opening onto a balcony, and a rec room with an indoor slide.

Each bedroom has a workspace, clothing storage, hangers, room-darkening shades, bed linens and extra pillows and blankets. Bedrooms 1–5 and 7 have smart TVs.

Four full-size air mattresses are also available. Maximum occupancy is 20 guests.

POOL & HOT TUB

• Guests must not touch, adjust or operate pool equipment, including pumps, heaters, filters or timers. Contact the host with any pool questions or concerns.
• Pool heating costs $200 per day. Both the pool and hot tub take time to heat, so advance notice is required. Let us know when you plan to use them.
• The pool and hot tub cannot be heated at the same time. During colder months, usually December to February, the pool heater may struggle to maintain a comfortable temperature.
• No lifeguard is on duty; swim at your own risk.

HOUSE RULES (IMPORTANT TO KNOW BEFORE BOOKING)

• No parties, events, DJs, or large speakers. This is a family/work-friendly home.
• Max occupancy = registered guests only. No extra visitors without written approval.
• Quiet hours: 8:00 PM – 8:00 AM outdoors. After 8:00 PM, music must be indoors with doors/windows closed.
• Noise monitored with Minut sensors (no recording). Repeated alerts may end your stay without refund.
• This reservation is a revocable license (not a lease). Serious violations may end your stay immediately.

FEES FOR VIOLATIONS (CHARGED IN ADDITION TO DAMAGES/CLEANING)

• Unauthorized party/event/DJ: $1,250 + $100 per unregistered guest (cap $2,500)
• Excessive noise: $250 first incident, $400 after (or $200/hr if sustained)
• Extra guests not on booking: $100 per guest/night (min $200)
• Smoking inside: $400 + remediation
• Unauthorized pet: $300 + cleaning
• Device tampering (Minut, Ring, Wi-Fi, pool): $250 per device
• Late checkout (unauthorized): $100 per hour (min $100); after 2 hours = full night + turnover costs
• Trash/debris left: $150 + hauling
• Pool misuse (glass/dye/oils): $250 + remediation
• Lost key/lockout visit: $150 visit; $250 rekey
• Parking/HOA breach: $150 or HOA fine (whichever higher)
• Unauthorized commercial use/filming: $750 + $250/hr + damages

MAILBOX

The mailbox is for the owner's use only. Please make other arrangements to receive mail.

TRASH & RECYCLING

All trash must fit securely inside the provided bins. Excess trash may require a separate removal service at an additional charge. Use the correct bins: placing trash in recycling or compost containers will result in a fine to cover the haul-off cost.

PROPANE

Propane is provided as a courtesy, but the host is not responsible for refilling the tank. If it runs out during your stay, you may exchange or refill it yourself.
